In this early phase of a project, Core seeks to understand an organization’s unique aspirations so that we can find imaginative solutions that deliver results. We understand that project success means different things to each and every one of our clients. However you define your core success, we will match our focus to yours and ensure that the goals that matter most to you are defined and achieved. This phase typically includes some or all of the following scopes – preliminary budgeting, programming, site analysis, preliminary risk assessment and the development of business cases in some instances.
During this phase Core manages and oversees the design team on behalf of the owner to ensure that the project evolves in a manner that meets our client’s needs and expectations. During this phase our team provides in-depth drawing reviews. At Core, we believe in reviewing every design drawing and ensuring that all of the design disciplines (architecture, structural, geotechnical, mechanical, electrical, civil and landscaping) are coordinated with each other. Design Management is one of the most effective tools to mitigate cost and schedule risks.
During this phase we represent the owner in all discussions with every approving agency. Specifically, we will coordinate the submission and approval of all necessary permits including development and building permits from the Authority having jurisdiction (AHJ) and negotiate with other authorities where required such as the Ministry of Transportation or the Ministry of Environment.
At Core we understand that every project is unique so we work with our clients to ensure that the procurement method selected is best suited for their needs and the project’s requirements. We have experience in all procurement models including traditional Design-Bid-Build, Construction Management, Construction Management at Risk, Design-Build, and Guaranteed Maximum Price contracts.
Once the construction contract is executed, we will oversee your project as it moves into the construction phase and ultimately handover. In this phase, we liaise between designers, engineers, the construction team and the client to ensure the project stays on track during its entirety. To ensure a successful project, we represent our owner’s best interest in all day-to-day communications and issue resolution during the entire construction period.

Risk Management

Mitigating potential project risks starts the moment we become involved in a project.  For all projects we develop a risk register which identifies the risk, likelihood and impact of the risk and potential mitigation measures if the risk is realized.

 

Schedule Management

Meeting a project schedule is a fundamental component of a successful project.  At Core we build realistic, but aggressive schedules with the project teams input and then hold everyone accountable once the project is underway.

Communication Management

Great communication is vital to a project’s success. Core will lead the communication and collaboration between all project team members as it is critical to keeping a project on-time and on budget.

Budget and Change Management

All projects will have some level of change over the life of a project. As a result, it is critical to establish a Change Management Plan to manage the inevitable change that will occur. Core plans for the unexpected. As part of our change management approach, Core will work with all team members to establish change order review processes to ensure that contractors are treating any project costs in a fair manner.
